AMP NZ Office Trust achieves leasing, cost-management successes in new Wellington acquisitions

AMP NZ Office Trust (ANZO) has achieved significant leasing success and operating cost-savings in Wellington’s State Insurance Tower and Mobil on the Park, the two landmark office properties which it acquired in July this year for $146 million.

New Zealand’s largest listed investor in commercial office property, ANZO bought the two properties with the expectation of improving future earnings and distributions to investors. ANZO’s strategy was to utilise its market position and its asset management capabilities to improve returns by leasing vacant space, to capture rental growth in the favourable Wellington market and to capture cost savings by operating the buildings more efficiently.

ANZO executive manager Robert Lang said the strategic objectives are being met: the new leases are for terms that extend the weighted average lease terms (WALT) of the buildings. The rents also reflect growth currently being achieved in the market and set a positive precedent for future transactions. Lower building operating costs will improve the net income received by ANZO and reduce tenant occupancy costs.

“Tenants have been quick to recognise ANZO as a new, locally-based owner with an extensive portfolio and an active management approach; a number have contacted us directly to explore ways to reposition or to otherwise enhance their business occupancy arrangments.”

The leases include a new anchor tenant for the State Insurance Tower retail centre, which has been vacant for three years and through two previous owners of the property. Meanwhile, a new lease in Mobil on the Park has taken that property to 100 percent occupancy.

State Insurance Tower

  • LV Martin & Son has been secured as the anchor tenant for the State Insurance Tower retail centre, taking a six-year lease on 930 sqm of the 1855 sqm of vacant retail space. “LV Martin is a very powerful anchor tenant and this will be the company’s flagship Wellington store,” said Mr Lang. LV Martin is an existing ANZO tenant from Pastoral House, where its lease was nearing expiry. “The State Insurance Tower is a preferential location for LV Martin, which in turn will reinvigorate the retail centre and will boost weekend trade in particular. This news will be welcomed by other retailers, both existing and potential, and we have good enquiry levels on the balance of the retail space.” Mr Lang added that the lease will commence on November 1 and LV Martin will be the only appliance retailer in the Wellington CBD.
  • A review of operating expenses in the State Insurance Tower has resulted in across-the-board savings of more than 12 percent, including lower management costs and better energy consumption costs. The savings apply to tenanted space and common areas, meaning there will be bottom-line cost reductions for tenants as well as ANZO.
  • Office occupancy in the building remains at 100 percent.

Mobil on the Park

  • The last available space in the building, 330 sqm on Level 12, has been leased to a New Zealand-based international corporate on a 12-year lease from November 1, 2004. The identity of the tenant is currently confidential but will be announced closer to the commencement date of the lease. Mr Lang said the tenant had considered 10 potential options before selecting Mobil on the Park, while two other tenants had been interested in the same space.
  • An existing four-year lease has been surrendered and a replacement tenant, the Pharmacy Council of New Zealand, has taken a new 15-year lease for 254 sqm on Level 2
  • Mobil on the Park is now 100 percent occupied.
